RESOLUTION NO. 57 <br /> SERIES 1998 <br /> <br /> A RESOLUTION APPROVING <br />AN AMENDED FINAL PUD DEVELOPMENT PLAN AND <br />A MINOR SUBDIVISION REPLAT FOR <br /> LOTS 1 AND 2, CENTURY RETAIL CENTER <br /> (a.k.a. McCASLIN PLAZA) <br /> <br /> WHEREAS, there has been submitted to the Louisville City Council, a request for <br />approval of an Amended Final PUD Development Plan and Minor Subdivision Replat for Lots <br />1 and 2, 3, Century Retail Center; and <br /> <br /> WHEREAS, all materials related to the application have been reviewed by City Staff and <br />the Planning Commission and found, with conditions, to be in compliance with the Louisville <br />zoning ordinances, subdivision regulations, the Commercial Development Design Standards and <br />Guidelines, previous approvals and related policies; and <br /> <br /> WHEREAS, after a properly advertised public hearing concerning said Amended Final <br />PUD Development Plan and Subdivision Replat, the Planning Commission recommended approval <br />to the City Council, with conditions; and <br /> <br /> WHEREAS, the applicant has revised the application to comply with the Planning <br />Commission's conditions and City Council finds that said Final PUD Development Plan should <br />be approved, with the following conditions: <br /> <br />That the platted easements dedicated by the existing subdivision plat are vacated by City <br />Council ordinance prior to recording of the replat; <br /> <br />That a separate shared parking agreement for the mutual benefit of Lots 1 and 2 is <br />recorded with the Boulder County Clerk and Recorder and referenced on the Replat prior <br />to recording of the replat; <br /> <br />o <br /> <br />That a portion of the pedestrian plaza between Retail #1 and Retail #2 is enhanced with <br />a natural stone or other decorative concrete surface treatment, subject to Staff review and <br />approval; <br /> <br />That the following modifications are made to the landscape plan: <br />· The deciduous to evergreen shrub ratio should be increased to approximately 3:1. <br />· The locations of trees in proximity to the public utilities shall be subject to final <br /> Staff approval in conjunction with approval of the civil engineering and building <br /> permit plans; <br /> <br /> <br />
