RESOLUTION NO. 8 <br />SERIES 2024 <br />A RESOLUTION RECOMMENDING APPROVAL OF A FINAL PLANNED UNIT <br />DEVELOPMENT, A FINAL PLAT, AND AN EASEMENT VACATION TO ALLOW 15 <br />SINGLE-FAMILY HOMES AND 21 TOWNHOME UNITS ON A 3.69 ACRE PARCEL <br />AT 421 AND 533 EAST STREET <br />WHEREAS, there has been submitted to the Louisville Planning Commission an <br />application for a Final Plat and Final Planned Unit Development (PUD) to allow 15 single- <br />family homes and 21 townhome units on a series of unplatted properties at Tract 704 and <br />704-A in the City of Louisville (421 and 533 East Street); and <br />WHEREAS, there has been submitted to the Louisville Planning Commission a <br />request to vacate a sanitary sewer easement belonging to the Louisville Sanitation District <br />which the city is successor to; and <br />WHEREAS, City staff has reviewed the information submitted and found that, with <br />the eleven requested waivers and modifications, the application complies with the <br />Louisville zoning regulations, the Louisville subdivision regulations, and other applicable <br />sections of the Louisville Municipal Code; and <br />WHEREAS, the Planning Commission has considered the application at a duly <br />noticed public hearing on July 11, 2024 where evidence and testimony were entered into <br />the record. <br />NOW THEREFORE, BE IT RESOLVED that the Planning Commission of the <br />City of Louisville, Colorado does hereby recommend approval of a Final Planned Unit <br />Development, a Final Plat, and an Easement Vacation to allow construction of 15 <br />single-family homes and 21 townhome units at 421 and 533 East Street. <br />PASSED AND ADOPTED this 11th day of July, 2024. <br />By: <br />Attest: <br />Debra Baskett, Secretary <br />Planning Commission <br />Steve Brauneis, Chair <br />Planning Commission <br />
