RESOLUTION NO. 54 <br /> SERIES 1998 <br /> <br /> A RESOLUTION APPROVING A <br />SPECIAL REVIEW USE AND A FINAL PUD DEVELOPMENT PLAN <br />FOR THE MOFFITT HOUSE BED & BREAKFAST <br />625 MAIN STREET <br /> <br /> WHEREAS, there has been submitted to the Louisville City Council by Michael J. Hirsh, <br />a Special Review Use and a Final PuD Development Plan for 625 Main Street; and <br /> <br /> WHEREAS, all materials related to the Special Review Use and the Final PUD <br />Development Plan have been reviewed by City Staff and the Planning Commission and found in <br />compliance with the Louisville zoning ordinances, subdivision regulations, and related policies; <br />and <br /> <br /> WHEREAS, after a properly advertised public hearing concerning said Final PUD <br />Development Plan, the Planning Commission conducted a public hearing and forwarded a <br />recommendation of approval to the City Council; and <br /> <br /> WHEREAS, the City Council finds that said Special Review Use and Final PUD <br />Development Plan as revised should be approved, with the following conditions: <br /> <br />That brick facing shall be used along the foundation; that the identical brick facing be used <br />on the retaining walls; that the roof shall consist of an architectural grade asphalt shingle <br />system; and that decking materials used should be the same throughout, subject to Staff <br />review; <br /> <br />That the placement of the exterior egress stair is clarified, with all decks and the exterior <br />egress stair as are represented on the upper level floor plan be reconciled with the <br />elevations; <br /> <br />o <br /> <br />That lighting fixtures B, C, and F be consolidated into one fixture that is represented by <br />fixture 'B '; <br /> <br />That the four parking lot light poles be limited to 12-feet in height, inclusive of the actual <br />fixture; <br /> <br />5. That fixture 'A' shall be eliminated; <br /> <br />o <br /> <br />That details of all exterior lighting, including all building mounted lighting are provided <br />for review by Staff. Details shall include fixture design, height, type of illumination, <br />power in watts and any necessary shielding as determined by Staff. <br /> <br /> <br />
