Planning Commission <br />Staff Report <br />March 13, 2025 <br />SUMMARY: <br />The applicant, Galloway and Company, is seeking approval of a Planned Unit <br />Development (PUD) Amendment to allow a retail (grocery) and gasoline service station <br />use at 1171 W Dillon Road. <br />BACKGROUND: <br />The existing building and site were formerly occupied by Lowe's HIW Inc. and were <br />approved as part of the Centennial Valley, Parcel L, Lot 5 PUD, 1st Amendment, in <br />March 2001. Lowe's ceased operations at this location in 2022, and the site has <br />remained vacant since. <br />The subject property is located within the Planned Community Zone District — <br />Commercial (PCZD-C) and falls under the regulations of the Centennial Valley General <br />Development Plan (GDP). Originally approved in the early 1980s, the Centennial Valley <br />GDP has undergone multiple amendments, the most recent in 2015, defining the land <br />uses and densities within the area. Most of the remaining undeveloped land with the <br />Centennial Valley GDP is designated for office, research, and corporate office <br />development. <br />PROPOSAL: <br />The applicant is requesting approval of a PUD Amendment to allow the modification of <br />the existing 151,867 square -foot commercial building to establish a grocery store and <br />accessory gasoline service station use. <br />2 <br />
