applicant address this item, and will finalize a <br />the City Council. <br />Planning Commission <br />Staff Report <br />March 13, 2025 <br />developer agreement to be approved by <br />Waivers and Parking Reduction <br />The applicant has requested two waivers and a parking reduction to facilitate <br />redevelopment of this site. <br />The first waiver request is for relief from the maximum height of 35 feet in commercial <br />areas. As part of the redesign of the main entrance, the applicant has proposed a <br />parapet feature at 38' 7" tall. The feature is just over 100 feet long on a building more <br />than 500 feet in length. The requested waiver supports the adaptive reuse of the <br />building and contributes to the enhanced architectural design of the structure, while <br />minimizing impact on adjacent properties and public streets. Proposed signage details are <br />included in the attached PUD. In commercial areas, single -tenant users are limited to: <br />• A maximum of two wall signs per building, located on either the primary, <br />secondary, or alternative frontage. <br />• A maximum wall sign area of 100 square feet on a primary frontage, and a <br />maximum area of 100 square feet on a secondary or alternative frontage. <br />• A maximum wall sign height of three feet. <br />• Electronic message signs on freestanding signs only. <br />The applicant is requesting the following sign waivers: <br />• A total of five wall signs to be located on primary, secondary, and alternative <br />frontages. <br />6 <br />
