<br /> -. <br /> [}Jflj@fA&T? <br /> RESOLUTION NO. 32, <br /> SERIES 2006 <br /> A RESOLUTION RECOMMENDING APPRO V AL OF A FINAL PLANNED UNIT <br /> DEVELOPMENT (PUD) PLAN TO ALLOW FOR THE CONSTRUCTION OF A 130,187 <br /> SQUARE FOOT FLEX OFFICE / WAREHOUSE BUILDING ON 1775 CHERRY STREET, <br /> LOTS 9 THROUGH 14, BLOCK 5 OF THE COLORADO TECHNOLOGY CENTER FILING <br /> NO. I. <br /> WHEREAS, there has been submitted to the Louisville Planning Commission a request for a <br /> final planned unit development (PUD) plan to allow for the constmctioll of a 130,187 square foot flex <br /> office / warehouse building on 1775 Cherry Street, Lots 9 through 14, Block 5 of the Colorado <br /> Technology Center Filing No.1; and <br /> WHEREAS, the Planning Commission held a public hearing on the application on December <br /> 14, 2006, where evidence and testimony was entered into the record, including the application <br /> materials and Staff Report dated December 14,2006; and <br /> WHEREAS, Staff and the Planning Commission reviewed the application relative to the <br /> requirements of Chapter 17 of the Louisville Municipal Code (LMC) and the applicable design <br /> standards and guidelines in the Industrial Development Design Standards and Guidelines (IDDSG) and <br /> found the application should be approved with the following conditions: <br /> 1. Prior to the issuance of a Building Permit, Execute and Record a Covenant Agreement that <br /> consolidates Lots 9 through 15 into one property. <br /> 2. Wall signs may only be 40 square feet, regardless if the building has one or four tenants. At no <br /> ti me shall any tenant be permitted more than 40 square feet of signage; and <br /> NOW THEREFORE, BE IT RESOLVED that the Plmming Commission of the City of <br /> Louisvi lie, Colorado, based on the evidence and testimony presented at the hearings, does hereby <br /> recolllmend approval of a final planned unit development CPUD) plan to allow for the construction of a <br /> 130,187 square foot flex office / warehouse building on 1775 ChelTY Street, Lots 9 through 14, Block 5 <br /> of the Colorado Teclmology Center Filing No.1, subject to the above condition. <br /> PASSED AND ADOPTED this 14th day of December 2006. <br /> By: <br /> Jeffrey S.
