FILM12b4 WHEREAS, the Ci ty Council of the Ci ty of Louisville, Colorado, hereby determines that the parcel of real property described below is solely owned by the Rickman Trust and Lester and Doris Moses, and that said owner'S have petitioned for annexation to the City; and, THAT more or not less than 1/6 of the perimeter of the area proposed to be annexed is contiguous with the Ci ty limits of the City of Louisville; and, THAT a community of interest exists between the territory proposed to be annexed and the City of Louisville; and, THAT the territory proposed to be annexed is urban or will be urbanized in the near future and the territory is capable of being integrated into the Ci ty of Louisville; and, THAT the annexation election of qualified electors is not required for this annexation. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LOUISVILLE, COLORADO: Section 1 . That the following described property situated in the County of Boulder, State of Colorado, be annexed to the Ci ty of Louisville, to-wit: A tract of land located in the NE 1/4 of the NE 1/4 of Section 7, Tl S, R69 W 0 f the 6th P. M. , described as follows: Commencing at the Northeast Corner of the NE 1/4 of said Section 7, thence South 89058'00" W, 399.00 feet along the North Line of the NE 1/4 of said Section 7 to the Northwest Co r n e r of that tract of land conveyed to Charles B . Rickman and Dora Rickman as described in Warranty Deed recorded in Book 1 1 55 at Page 202 of the records of Boulder County, Colorado, and the True Point of Beginning; -- The following courses and distances are along the westerly and southerly line of that tract of land as described in Book 1 1 55 at Page 202: Thence South 31044'00"w, 168.60 feet; Thence South 04056'00" , 35.40 feet; Thence South 39045'00"E, 38.80 feet; Th e n c e South 74039'00"E, 149.50 feet; Thence South 72008'00" E, 122.68 feet to the West line of the East 199.00 feet of the NE 1/4 of said Section 7 ;
