FlLM12b4 WHEREAS, the City Counci 1 of the Ci ty of Louisville, Colorado, hereby determines that the parcel of real property described below is solely owned by Klubert Warembourg and that said owner has petitioned for annexation to the City; and, THAT more or not less than 1/6 of the perimeter of the area proposed to be annexed is contiguous with the City limits of the City of Louisville; and, THAT a community of interest exists between the territory proposed to be annexed and the Ci ty of Louisville; and, THAT the territory proposed to be annexed is urban or will be urbanized in the near future and the territory is capable of being integrated into the City of Louisville; and, THAT the annexation election of qualified electors is not required for this annexation. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LOUISVILLE, COLORADO: Section 1 . That the following described property situated in the County of Boulder, State of Colorado, be annexed to the Ci ty of Louisville, to-wit: Situated in the Northwest Quarter of Section 17, Township 1 South, Range 69 West of the 6th Principal Meridian, County of Boulder, State of Colorado, and being more particularly described as follows: Beginning at a brass cap in concrete found marking the Northwest Corner of said Northwest Quarter of Section 1 7 ; 1 ) N 89 055 ' 1 2 " E , along the North Line of said Section 1 7 a distance of 1699.57 feet to a pin with cap (R. L. S. 10729) found on the West Line of Centennial Valley Subdivision Filing No. 1 . , 2 ) Thence S 00016'57"E, along said West Line of Centennial Valley Subdivision a distance of 1296.74 feet to the existing City of Louisville Ci ty Limits; 3 ) Thence S 89057'06"W, along said Ci ty Limits and parallel with the Centerline of Bella Vista Drive a distance of 412.36 feet; 4 ) Thence S 00004'03"E, along said City Limits and parallel with the Centerline of Jackson Avenue a distance of 1356.50 feet; 5 ) Thence S 00022'27"W, along said City limits a distance of 30.00 feet;
