RESOLUTION NO. 32 <br />SERIES 2025 <br />A RESOLUTION APPROVING OF A PLANNED UNIT DEVELOPMENT AMENDMENT <br />TO ALLOW A GROCERY STORE AND GASOLINE SERVICE STATION USE AT <br />1171 W DILLON ROAD. <br />WHEREAS, there has been submitted to the Louisville City Council an application <br />for a Planned Unit Development Amendment ("PUD Amendment") to allow the <br />redevelopment of an existing commercial site to allow a grocery store and gasoline <br />service station use located at 1171 W Dillon Rd; Lot 5, Centennial Valley Parcel L Filing <br />No. 1; and <br />WHEREAS, City staff has reviewed the information submitted and found that, with <br />the two requested waivers, a parking reduction, and applied conditions, the application <br />complies with the Louisville zoning regulations and other applicable sections of the <br />Louisville Municipal Code; and <br />WHEREAS, Section 17.28.260 of the Louisville Municipal Code requires a <br />development agreement for any PUD Amendment that requires onsite or off -site public <br />improvements, to assure completion of the same; and <br />WHEREAS, the Planning Commission considered the application at a duly noticed <br />public hearing on March 13, 2025, where evidence and testimony were entered into the <br />record and the Planning Commission voted unanimously in favor of recommending <br />approval with conditions; and <br />WHEREAS, the City Council considered the application at a duly noticed public <br />hearing on May 20, 2025, where evidence and testimony were entered into the record, <br />including the findings in the Louisville City Council staff report dated May 20, 2025; and <br />WHEREAS, the City Council finds the application should be approved, as set forth <br />herein. <br />NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY <br />OF LOUISVILLE, COLORADO: <br />Section 1. The City Council of the City of Louisville, Colorado does hereby <br />approve the application for a Planned Unit Development Amendment, subject to the <br />following conditions: <br />1. The applicant shall include landscape screening on the <br />property boundary at 585 McCaslin Boulevard (Murphy's Tap House). <br />2.
