Planning Commission <br />Staff Report <br />June 12, 2025 <br />Criteria 17.28.120 (A) <br />Finding <br />Narrative <br />types used, and materials used, if any; and <br />maintenance, suitability and effect on the <br />neighborhood; <br />11. Compliance with all applicable <br />development design standards and <br />guidelines and all applicable regulations <br />pertaining to matters of state interest, as <br />specified in chapter 17.32: <br />12. No structures in a planned unit <br />development shall encroach upon the <br />floodplain. Existing bodies of water and <br />existing stream courses shall not be <br />channelized or altered in a planned unit <br />development plan. <br />3.
