RESOLUTION NO. 37 <br />SERIES 1998 <br /> <br />REVISED <br /> <br /> A RESOLUTION APPROVING <br />A FINAL PUD DEVELOPMENT PLAN FOR LOT 3 <br /> AND A FINAL REPLAT FOR LOTS 3 AND 4, <br />COAL CREEK MEDICAL CAMPUS SUBDIVISION <br /> <br /> WHEREAS, there has been submitted to the Louisville City Council, a request for <br />approval of a Final PUD Development Plan for a dental office building on Lot 3, and a Final <br />Replat for Lots 3 and 4, Coal Creek Medical Campus; and <br /> <br /> WHEREAS, all materials related to the Final PUD Development Plan and Replat have <br />been reviewed by City Staff and the Planning Commission and found, with conditions, to be in <br />compliance with the Louisville zoning ordinances, subdivision regulations, related policies, and <br />previous approvals; and <br /> <br /> WHEREAS, after a properly advertised public hearing concerning said Final PUD <br />Development Plan, the Planning Commission recommended approval to the City Council, with <br />conditions; and <br /> <br /> WHEREAS, the applicant has revised the application in response to Planning Commission <br />recommended conditions and City Council fmds that said Final PUD Development Plan and Final <br />Replat should be approved, with the following conditions: <br /> <br />Jo <br /> <br />That the applicant provide a letter of credit for all outstanding common area <br />improvements, per the approved phasing plan, prior to issuance of building permits on Lot <br />3. <br /> <br />o <br /> <br />That both the sign and soffit lighting are limited to a maximum of 100 watts, with that <br />noted on the PUD plans. <br /> <br />All off-site signage not currently authorized by the overall PUD is removed from this <br />application. Any request for such additional signage shall be processed through a separate <br />proposed amendment to the overall PUD. <br /> <br />At or prior to recording of the final replat and PUD, the owner shall record a notice <br />encumbering Lots 2 and 4 which states (1) that such lots are subject to all applicable <br />requirements of the overall PUD and CDDSG, (2) the specific amount of remaining square <br />footage which may be allocated among such lots two and four combined, and (3) that no <br /> <br /> <br />
