ORDINANCE NO. 838 <br />AN ORDINANCE AMENDING CHAPTER 17.12 <br />OF THE LOUISVILLE MUNICIPAL CODE BY <br />ADDING THE ZONING DISTRICT CALLED <br />BUSINESS OFFICE ZONE AND AMENDING <br />REQUIREMENTS CONCERNING THE ADMIN- <br />ISTRATIVE OR PROFESSIONAL OFFICE ZONE. <br />WHEREAS, the City Council of the <br />City of Louisville <br />believes a new zoning district should be added to the <br />Municipal Code known as the Business Office Zone; and, <br />WHEREAS, the City Council believes it is <br />Louisville <br />in the best <br />interests of the citizens of the City to amend the <br />Administrative Office Zone in the manner set forth herein. <br />NOW THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE <br />CITY OF LOUISVILLE, COLORADO: <br />Section 1. Section 17.12.010 K of the Louisville Munici- <br />pal Code is hereby repealed. <br />Section 2. The following subsections are hereby added to <br />section 17.12.010 of the Louisville Municipal Code: <br />K. Administrative Office A-0. This district is <br />for non -retail use, mainly of a personal service nature. <br />existing <br />intended <br />It is in- <br />tended to have less impact than commercial uses in terms of traffic, <br />types of use, advertising, and hours of operation and shall not have <br />significant adverse impact upon residential uses. The applicant must <br />demonstrate that uses proposed for the area in question shall meet <br />the above criteria. In addition, limitations on the size of building <br />sites, lot coverage, and other requirements shall exist, specif- <br />ically, no parcel greater than 3 acres shall be an administrative <br />office zone unless said parcel has been zoned office (0) prior to <br />July 1, 1984. <br />L. Business Office B-0. This district is intended for a <br />broader range of uses than the Administrative Office zone, including <br />limited commercial activities. This district and activities therein <br />would be suitable for location in areas of higher intensity of use, <br />with any development being adequately landscaped and integrated <br />within itself in terms of urban design, traffic circulation, pedes- <br />trian usage, and land use.
