Preliminary Internal Review Draft <br />LAND USE CLASSIFICATIONS <br />Land Use Categories <br />The land use categories on the following pages <br />are organized by charts in the following pages <br />that define specific characteristics for each of the <br />Placetypes identified on the Future Land Use Map <br />. The Placetypes are identified on the Future Land <br />Use Map, reflected through a color and on the <br />legend. The following defines what is included in <br />each land use category: <br />Placetypes <br />A Placetype is the name of each category and <br />aligns with the Legend on the FLUM. Used to guide <br />development, different Placetypes describe the <br />unique character and feel of specific areas. Values <br />are embedded in each placetype by aligning <br />the physical and functional characteristics of <br />the area with the community's core principles of <br />sustainability, equity, and economic vitality. <br />Community Character <br />The character description defines distinct physical <br />qualities for each Placetype, outlining what types <br />of development are appropriate and where each <br />may exist within the community's desired character, <br />ensuring future development is appropriate to the <br />mass and scale of adjacent neighborhoods. <br />Uses <br />Primary land uses refer to the main types of uses <br />which shape the Placetype's identity and its primary <br />function. Secondary land uses complement the <br />primary purpose and add flexibility and diversity. <br />Density refers to the number of housing units within <br />a given area, typically measured in dwelling units <br />per acre (DU/acre), which indicates how many homes <br />are located on one acre of land. Scale describes <br />the mass of buildings relative to their surroundings <br />to ensure new development is appropriate within <br />a neighborhood or district. The maximum heights <br />and densities identifies in this section can only <br />be achieved when a project provides significant <br />community benefits. <br />Transportation Connectivity <br />Connectivity refers to how each Placetype interacts <br />with roads, sidewalks and trails. <br />Development Considerations <br />Development considerations refer to the different <br />ways development within each Placetype should <br />enhance residents' quality of life. Each Placetype <br />is located in a distinct area of the city and shaped <br />by its unique characteristics, requiring different <br />considerations to ensure development aligns with <br />community values.
