A <br />proposed final subdivision plan and final planned unit development (PUD) plan for a <br />130, 187 SF buil ding to be located on 6 lots whi ch will include a mixture of offi ce, <br />light manufacturing, industrial and warehouse with multiple tenants occupying the <br />building. Case No. 06-025-FS/FP <br />. Applicant and Representative: Etkin Johnson Group, Jim Vasbinder <br />. Owner: Topakas Living Trust, George Topakas <br />. Case Manager: Sean McCartney, Principal Planner <br /> <br />Public Notice Certification: <br />Published in the Daily Camera on November 26,2006, posted in City Hall, Public Library, <br />Recreation Center and the Courts and Police Building and mailed to surrounding property <br />owners on November 22,2006. <br /> <br />Conflict of Interest and Disclosure: <br />None heard. <br /> <br />Staff Report of Facts and Issues: <br />McCartney provided the following summary: <br />. A request of a final planned unit development (PUD) plan to allow for the construction of <br />130,187 SF flex office/warehouse building the CTC. <br />. The plan was reviewed under the IDDSG and all the requirements have been meet. <br />. The Public Works Department has requested that the drive accesses shown on the plan be <br />constructed as ramp drives. They will provide the applicant with ramp drive details for <br />their reference. <br />. The applicant is requesting a waiver to the allotted wall sign and monument sign <br />regulations established in the IDDSG and the Sign Code. The waiver request is to permit <br />three (3) 5' x 8' (40 SF each) monument signs and six (6) 2' x 20' (40 SF) wall signs for <br />a total of 240 SF. <br /> <br />Staff recommends approval of the final planned unit development (PUD) plan to allow for the <br />development of 130,187 SF light industrial/flex building CTC Filing No.1, with the following <br />conditions: <br />1) Prior to issuance of a Building Permit, Execute and Record a Covenant Agreement that <br />consolidates Lots 9 through 14 into one property. <br />2) Wall signs may only be 40 SF, regardless if the building has one or four tenants. At no <br />time shall any tenant be permitted more than 40 SF of signage. <br /> <br />Applicant Presentation: <br />Jim Vasbinder, Etkin Johnson Group, reviewed the project by using display boards. He also <br />discussed architecture elements and the three major tenant entrances to the building. <br /> <br />Questions of Applicant: <br />Lipton asked if an anchor tenant had been identified. <br />
