downtown commercial district, and finds that development of the downtown commercial area would be encouraged through the ability to increase building densities that would allow for three story buildings; and WHEREAS, the City Council finds that the amendments set forth herein will help foster beneficial development with the downtown commercial district and are consistent with and in furtherance of the Citywide Comprehensive Plan 2005 Update and the Highway 42 Revitalization Area Comprehensive Plan; and WHEREAS, the Louisville Planning Commission, after notice by publication and a public hearing, has recommended the City Council approve the amendments set forth in this ordinance regarding building heights and maximum floor area within the downtown commercial area; and WHEREAS, City Council has provided notice of a public hearing on said ordinance by publication as provided by law and held a public hearing as provided in said notice. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LOUISVILLE, COLORADO: Section 1. The Yard and Bulk Requirements table set forth as Section 17.12.040 of the Louisville Municipal Code is hereby amended (a) to delete "40" as the Maximum Height Principal Uses (ft) limitation for the C-N zone district and insert in place thereof "35 (see footnote 10)"; (b) to delete "50 (29 in Old Town C-C district)" as the Maximum Height Principal Uses (ft) limitation for the C-C zone district and insert in place thereof "35 (see footnote 10)"; (c) to delete "50" as the Maximum Height Principal Uses (ft) limitation for the C-B zone district and insert in place thereof "35 (see footnote 10)"; and (d) to repeal and reenact footnote 10 of said Section to read in full as follows: 2
