This should be noted on the PUD site plan. <br />That, if the proposed ten-foot grading and landscape easement is approved <br />on the adjacent lot to the east, that the proposed easement language shall <br />be subject to City Administrator review and approval prior to recording <br />and that recording of the easement shall occur prior to or concurrent with <br />recording of the PUD/Special Review Use. <br />That details of the screen wall and gate shall be provided to verify the <br />design is consistent with the building architecture, including the use of <br />stone, and that heavier landscape plantings be provided adjacent to the <br />wall, if determined necessary, subject to City Administrator review and <br />approval. <br />That one additional street tree be provided to the south of the southern of <br />the two entry drives. <br />That some additional detailing and additional stone shall be added at the <br />base of the south-facing wall of the kitchen wing of the facility. <br />That the copper roof shall be allowed, and, if possible, encouraged to <br />weather and oxidize in a patina finish. <br />That details of all exterior light fixtures are shown on the photometric site <br />plan, and that the light fixtures at the main drop off are redesigned so that <br />area meets the 1.0 minimum foot-candle requirement, subject to City <br />Administrator review and approval. <br />That the grading proposed in the easement on the western property line <br />receive all necessary approvals from the Northern Colorado Water <br />Conservancy District. <br />That prior to issuance of a building permit, the applicant records with the <br />Boulder County Clerk and Recorder a standard covenant agreement to <br />treat these two lots as one for grading, drainage, zoning and building <br />requirements. <br />That prior to recording of PUD plans for the project, the applicant <br />negotiates and secures cross parking agreements with neighboring <br />property owner(s). The shared parking agreements will provide a <br />minimum of 100 additional off-street parking spaces that are to be <br />available at all times. <br />That no exterior lighting of the tower shall be allowed, and that interior <br />lighting in the tower shall be limited to the minimum necessary for the <br />reasonable use of the stairwell. <br /> <br />Motion was seconded by Mayer. <br /> <br />Roll call was taken.
