<br /> RESOLUTION NO. 52 <br /> SERIES 2005 <br />A RESOLUTION APPROVING A FINAL SUBDIVISION PLAT FOR A THREE-LOT <br />SINGLE-FAMILY RESIDENTIAl, SUBDIVISION AT 933 AND 945 LINCOLN AVENUE, <br /> LOTS 1-6, BLOCK 3, PLEASANT HILL ADDITION- <br /> PLEASANT HILL ADDITION, REPLAT 'A' <br /> WHEREAS, there has been submitted to the Louisville City Council, a request for <br />approval of a minor subdivision plat for a three-lot single-family residential subdivision located at <br />933 and 945 Lincoln Avenue, Lots 1--6, Block 3, Pleasant Hill Addition Subdivision; and, <br /> WHEREAS, all materials related to the final subdivision plat have been reviewed by City <br />Staff, the Planning Commission and City Council and have been found to comply with the <br />requirements of Chapters 16 and 17 and other applicable sections of the Louisville Municipal <br />Code, except as amended in a Board of Adjustment Variance Permit granted June 15, 2005; and, <br /> WHEREAS, after a duly noticed public hearing on November 10, 2005, where evidence <br />and testimony were entered into the record, including the findings in the Louisville Planning <br />Commission Staff Report of November 10, 2005, the Planning Commission recommended <br />approval of the final subdivision plat to the City Council, with four conditions; and, <br /> WHEREAS, City Council has reviewed the application and finds the applicant has agreed <br />to comply with all recommended conditions of the Planning Commission and has made revisions <br />to the subdivision plat, as necessary, and the City Council finds that the application should be <br />approved, with two (2) conditions, as follow: <br />1. All existing fences within the subdivision which encroach on public street or alley right of <br /> way shall be relocated prior to the issuance of the first building permit on any of the three <br /> lots. <br />2. The vehicular access to the garage on proposed Lot 2A shall be relocated to come from the <br /> rear alley in conjunction with approval of a building permit for any new construction on Lot <br /> 2A, with the existing curb cut removed and restored to curb and gutter. <br /> NOW THEREFORE, BE IT RESOLVED, that the City Council of the City of <br />Louisville, Colorado does hereby approve a final subdivision plat for the Pleasant Hill Addition, <br />Replat A. <br /> BY: <br /> Charles Sisk, Mayor <br /> City of Louisville, Colorado <br /> UOJ,MJ <br />
