CREEK <br />20 May 2011 <br />Board of Adjustment <br />c/o Mr. Troy Russ <br />Planning Director <br />City of Louisville <br />749 Main Street <br />Louisville CO 80027 <br />Re: Steel Ranch <br />Sight Triangle Variance Request <br />Mr. Russ and Louisville Board of Adjustments, <br />Boulder Creek is under contract with Ryland Homes to purchase the smaller, alley loaded patio <br />home sites at Steel Ranch. It has recently come to our attention that the PUD establishes a sight <br />triangle that overlaps the buildable footprint on one of the initial lots that we had hoped to permit <br />and build on. Further, we have discovered that the location that the sight triangle is contrary to <br />standard industry practices and neighboring municipalities. Typical current traffic engineering <br />practices use a series of calculations to arrive at a sight distance triangle, taking into account <br />roadway design speed, roadway geometry, etc., rather than a "one size fits all" triangle. <br />Alternately, neighboring municipalities use a sight distance triangle measured from roadway <br />flow line, better reflecting the actual location of vehicles, rather than the Louisville method of <br />measurement from property line, <br />Please accept our request for public hearing and zoning variance. Specifically, we ask for relief <br />on Lot 5, Block 16 of the Takoda Subdivision (now known as Steel Ranch), 1178 Paschal Drive, <br />from a sight triangle as required in the Takoda PUD. <br />This requirement is graphically shown on page 11 of 16 in the Takoda PUD on the <br />drawing titled Alley Loaded SFD Typ. Fence Plan. Though it is not dimensioned, it is <br />graphically shown at the property line. Here, it is titled "Site (sic) Triangle". This is the <br />requirement for which we are seeking relief. <br />This requirement is addressed in Louisville Code section 17.16.100 — Vision clearance <br />areas, reading in part, "...The minimum distance establishing the size of the vision <br />clearance area shall be 30 feet...". 17.08.590 — Vision Clearance Area definition states <br />that "Vision clearance area means a triangular area on a lot at the intersection of two <br />streets or a street and a railroad, two sides of which are lot lines measured from the corner <br />841 Front Street — Louisville, CO 80027 <br />www.LiveBoulderCreek.com p. 303-544-5857 f. 303-544-6099 <br />
