<br />RESOLUTION NO. 47 <br />SERIES 2004 <br /> <br />A RESOLUTION APPROVING A FINAL PUD DEVELOPMENT PLAN <br />FOR A 15,000 SQUARE FOOT, SINGLE-STORY, LIGHT INDUSTRIAL / <br />WAREHOUSING BUILDING ON LOT 1, BLOCK 1, <br />THE BUSINESS CENTER AT CTC (SOUNDS TRUE) <br /> <br />WHEREAS, there has been submitted to the Louisville City Council, a request for <br />approval of a final planned unit development (PUD) development plan for a 15,000 SF light <br />industrial/warehousing building on Lot 1, Block 1, The Business Center at CTC; and <br /> <br />WHEREAS, all materials related to the PUD have been reviewed by City Staff and the <br />Planning Commission and have been found to comply with Chapter 17 of the LMC, including <br />the Industrial Development Design Standards and Guidelines; and, <br /> <br />WHEREAS, after a duly noticed public hearing on October 21, 2004 where evidence and <br />testimony were entered into the record, including the findings in the Louisville Planning <br />Commission Staff Report of October 21, 2004, the Planning Commission recommended approval <br />to the City Council, with two conditions; and, <br /> <br />WHEREAS, City Council has reviewed the application, including the recommendation <br />of the Planning Commission and finds that the application should be approved, with the <br />following conditions: <br /> <br />1. It should be noted on the PUD plans that the retaining wall material will match or <br />complement building materials, su~'iect to staff review and approval through the <br />building permit process. <br /> <br />2. It should be noted on the PUD plans that the two light poles proposed within the <br />NCWCD shall be eliminated unless written approval for the locations is granted from <br />the District. If eliminated, the applicant shall demonstrate that adequate lighting still <br />exists for that portion of the parking lot and loading area; and, if not, that additional <br />lighting shall be provided. <br /> <br />NOW THEREFORE, BE IT RESOLVED, that the City Council of the City of <br />Louisville, Colorado does hereby approve a final PUD development plan application for Lot 1, <br />Block 1, The Business Center at CTC (Sounds True). <br /> <br />PASSED AND ADOPTED this 3rd day of November 2004. <br /> <br />I <br />
