<br />ORDINANCE NO. 1455 <br />SERIES 2004 <br /> <br />AN ORDINANCE AMENDING TITLE 17 OF THE LOUISVILLE MUNICIPAL CODE, <br />ENTITLED "ZONING", BY REZONING AS PLANNED COMMUNITY ZONE <br />DISTRICT-COMMERCIAL (PCZD-C) APPROXIMATELY 51.4 ACRES OF LAND <br />DESIGNATED AS THE ST. LOUIS PARISH AND COMMERCIAL PARK <br /> <br />WHEREAS, the Archdiocese of Denver, Richard K. Johnson and Mary K. Johnson and <br />Adrian D. Games are owners of certain contiguous parcels of real property totaling approximately <br />51.4 acres, which property is designated as the St. Louis Parish and Commercial Park and the legal <br />description of which is attached hereto as Exhibit A; and <br /> <br />WHEREAS, such property is currently zoned Agricultural (A); and <br /> <br />WHEREAS, the owners have submitted to the City a request to rezone the property from <br />Agricultural to Planned Community Zone District - Commercial in accordance with Title 17 of the <br />Louisville Municipal Code; and <br /> <br />WHEREAS, as required by Title 17 of the Louisville Municipal Code, there has been <br />prepared for the St. Louis Parish and Commercial Park a Planned Community Zone District <br />General Development Plan which addresses the proposed uses of the property; and <br /> <br />WHEREAS, the Louisville Planning Commission has held a public hearing on the <br />proposed rezoning and Planned Community Zone District General Development Plan for the St. <br />Louis Parish and Commercial Park, and has forwarded a recommendation to the City Council; and <br /> <br />WHEREAS, the City Council has duly considered the Commission's recommendation; and <br /> <br />WHEREAS, the City Council has held a public hearing on the proposed rezoning and <br />Planned Community Zone District General Development Plan for the St. Louis Parish and <br />Commercial Park, and has provided notice of the public hearing by publication as provided by law; <br />and <br /> <br />WHEREAS, no protests were received by the City pursuant to c.R.S. 931-23-305; and <br /> <br />WHEREAS, a Planned Community Zone District - Commercial zoning classification is <br />consistent with the City of Louisville South Sub Area Comprehensive Plan as Amended and <br />adopted December 2, 2003; and <br /> <br />NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY <br />OF LOUISVILLE, COLORADO: <br /> <br />1 <br />
