3 <br />Based on these findings and recommendations, the applicant is proposing to make a change of use <br />and make improvements to the existing building. Future site redevelopment or building <br />expansions would be required to obtain additional Floodplain Development Permits consistent <br />with findings, recommendations, and conditions of approval of the initial Floodplain <br />Development Permit. <br />Per Article 17.56.160 of the municipal code, the following certifications are hereby provided: <br />• The proposed building improvements and possible site redevelopment will not result in <br />an increase in flood levels during the occurrence of a 100-year flood. <br />• The proposed development will not imprudently reduce the flood -storage capacity of the <br />waterway, will not encroach on the portion of the floodplain which would have <br />significant flow during the 100-year flood, and will not reduce the hydraulic capacity of <br />the waterway. <br />• The proposed development will be in compliance with Chapter 17.56 and FEMA <br />requirements. <br />Sincerely, <br />Curtis D.
