STAFF RECOMMENDATION:
Staff finds the proposal complies with the applicable items in Section 17.56.160 A-F and
therefore recommends approval of the Floodplain Development Permit with the following
conditions:
1. Prior to issuance of a certificate of occupancy for the planned improvements to the interior of
the building, the applicant must provide a FEMA elevation certificate which demonstrates;
a. The Base Flood Elevation determined by Mr. Parker's study and the method by which
it was determined (Sections B9 and B10 of the FEMA elevation certificate).
b. The existing structure is elevated above the Base Flood Elevation of 5,308.1 feet.
2. This approval is for substantial improvements to the interior of the existing structure only. If
the applicant desires to add on to the existing structure in the future, a new floodplain
development permit will be required.
BOARD ACTION:
The Board may approve (with or without condition or modification), disapprove or continue the
application to a future meeting for additional consideration. The Board needs to find that all
criteria, insofar as applicable, have been met in order to grant a Floodplain Development Permit.
The Board should adopt motions for the request, and establish findings for said decisions in the
public record, either through reference to the applicant's or staffs findings in the existing written
record or through additional Board findings, as expressed during the public hearing.
ATTACHMENTS:
1.
