Planning Commission <br />Meeting Minutes <br />May 12, 2011 <br />Page 2 of 12 <br /> <br /> Parbois Place Subdivision – Amendment – Whittier <br /> – The application <br /> <br />is for two requests: <br />i. A minor subdivision to create two (2) lots of record where there is <br />currently one (1) lot at 533 County Road. Lot 7 will be 8,496 SF and <br />Lot will be 6,126 SF. <br />ii. An amendment to the previously approved (2009) Parbois Place <br />Subdivision and PUD to add two (2) lots, Lots 7 and 8. The <br />inclusion of the two lots would permit Lot 8 to benefit from the PUD <br />variations of a standard setback. No changes to the previously <br />approved Parbois Place Subdivision and PUD are proposed. <br />Case No. 11-009-FS/FP. <br /> <br /> Applicant and owner: Carmel Whittier <br /> <br /> Representative: Richard Lopez <br /> <br /> <br /> Case Manager: Gavin McMillan, AICP, Planner II <br />Staff is requesting a continuance to allow the applicant additional time to <br />revise plans based on the comments they received through the review <br />process. <br />Staff briefly reviewed the application and requested the continuance. <br />Pritchard moved and Brauneis seconded a motion to approve the requested <br />continuance to the June 9, 2011 meeting. Posted in City Hall, the Library, the <br />Recreation Center and the Police and Court Building on April 22, 2011. Mailed to <br />surrounding property owners on April 22, 2011. <br />Conflict of Interest and Disclosure: <br /> None heard. <br />Staff Report of Facts and Issues: <br />McCartney discussed the following: <br />A request to allow a residential duplex addition in a Commercial <br /> <br /> <br />Neighborhood (CN) zone district that requires a special review use (SRU) for <br />a multi-family residential unit. <br />Property has an existing single-family residence. <br /> <br /> <br />Property to the north is multi-family residential and to the south is a pre- <br /> <br /> <br />school. Both of these uses required an SRU. <br />Additional unit will be constructed to the north of the existing structure. <br /> <br /> <br />Addition will comply with similar architectural features of the existing structure. <br /> <br /> <br /> <br />
