Planning Commission <br />Meeting Minutes <br />August 11, 2011 <br />Page 5 of 9 <br />Landscaping <br />Lighting <br />McCartney concluded with the staff recommendation of approval of Resolution <br />No. 18, Series 2011 a request of a final plat and final planned unit development <br />(PUD) plan for the development of two (2) buildings which total 313,290 SF of <br />building area on a property zoned Industrial (1) on Lot 1 and 2 of the Colorado <br />Technological Center Subdivision, Filing 2 Replat A with the following two (2) <br />conditions: <br />1) The applicant shall remove the wall pac lighting fixtures and replace with <br />alternative, downcast lighting. <br />2) The applicant shall provide a sidewalk connection from the sidewalk along <br />South 104 Avenue onto the property. <br />Commission Questions of Staff. <br />Lipton inquired about the missing color renderings and reminded staff of the <br />Commission's desire to review complete proposals with colored elevations. <br />McCartney explained the applicant brought the color renderings with him to the <br />meeting. <br />Loo inquired about a materials board. <br />Sheets reviewed the deferred parking and inquired if there should be an <br />additional condition to address the deferred parking. <br />McCartney stated the deferred parking will be noted on the PUD. <br />Sheets and Lipton asked about the regulation of parking and how can they be <br />assured the parking requirements are being met. <br />McCartney explained when a building permit is submitted to the City the review <br />process by the Planning Division includes a review of parking standards and <br />requirements for the site. The deferment requirement, if applicable, would be <br />applied at that time. <br />Russ interjected that a Business License registration also triggers a review of <br />parking. <br />Brauneis and McCartney discussed the need to minimize the amount of parking <br />on a site such as this one where there are only 135 employees. <br />McCartney stated the parking requirements are established by the IDDSG. <br />Applicant Presentation: <br />Bob Van Pelt, RVP Architect, distributed the color renderings. <br />Loo moved and Brauneis seconded a motion to enter the color renderings into <br />the public record. The motion passed by unanimous voice vote. <br />Van Pelt stated he did not have a materials board. He stated the one main <br />material is tilt up concrete, and the other architecture elements include steel <br />canopies with blue banding and high recessed bands on top of the building. He <br />
