This study is not intended as a comprehensive business
plan or "feasibility study" but rather as a detailed review of the golf course conditions along
with recommendations and cost estimates for improvements.
This study was conducted by assessing the existing golf course and by interviewing
representatives the Coal Creek GolfAdvisory Board and the Coal Creek Men's and Women's
Clubs as well as Director of Parks Recreation Joe Stevens, Golf Course Superintendent
Chris Bradford and Western Golf Property's Regional Director of Operations Eric Jensen.
The study was conducted under the supervision of Kevin Norby, Owner and President of
Herfort Norby Golf Course Architects.
Coal Creek Golf Course was designed by golf architect Dick Phelps and opened in 1990.
The course is owned by the City of Louisville and is managed by Western Golf P .perties.
The course has a spacious routing with good sightlines and nice elevatiop -n. Putting
surfaces and tees are generally well positioned and adequat- si:
I n order t
are
particul
g f course and determine which improvements
nt to first define and understand the niche which a
pies or should occupy in the market.
Coal Creek would be best defined as a public daily -fee golf course who's primary client
base consists of residents of Louisville and golfers traveling from the surrounding
communities. The course relies primarily on the sale of season passes and daily green
fees for revenue.
Because Coal Creek is well designed and generally well maintained, the golf course seems
well positioned to function as a public daily -fee golf facility. As such, it is not necessary
to make significant changes to the style or character of the course but rather to simply
improve playability and conditioning to insure that the course remains enjoyable for a wide
range of golfing abilities.
Il ivu r; \11 uurY Gu.r- 011-1rse.4xVuur_('IS P.1ce1 0C 1 7. 2011
