PAGE TWO <br />SUBJECT: RESOLUTION NO. 53, SERIES 2011 — A RESOLUTION APPROVING <br />AN AMENDMENT TO THE PREVIOUSLY APPROVED PLANNED UNIT <br />DEVELOPMENT (PUD) PLAN SIGN PACKAGE FOR 459 MCCASLIN <br />BOULEVARD <br />DATE: SEPTEMBER 6, 2011 <br />Properties to the west, south and east are all zoned PCZD -C. The property to the north, which <br />is another commercial center, is zoned Commercial- Community (CC). <br />The applicant, Koebel and Company, is requesting an amendment to the Final PUD to allow for <br />a monument/directional sign, to be located on the inside of the property, facing McCaslin <br />Boulevard. The purpose of the monument/directional sign is to provide additional <br />advertisement for the tenants located on the west facing side of the building. <br />The property currently has two (2) monument signs on the property: the primary monument <br />sign on McCaslin Boulevard and a secondary monument sign along Cherry Street. The Sign <br />Code established in Chapter 7 of the Commercial Development Design Standards and <br />Guidelines (CDDSG) allows for one monument sign per freestanding building, unless additional <br />signs are permitted by the PUD. The PUD currently allows for two (2) monument signs. The <br />CDDSG does not provide a maximum number of monument signs permitted through the PUD <br />process. <br />Existing Sign on McCaslin <br />Existing Sign on Cherry Street <br />The proposed sign has been designed to match the existing design details of the monument <br />sign on McCaslin Boulevard. The base of the sign is brick and the remainder of the sign is <br />opaque vinyl. The internally lit sign will only illuminate the letters and logos, similar to the other <br />existing monument signs. <br />The sign measures 3'6" X 6' for a total sign area of 21 square feet. The Sign Code restricts <br />directional signs to no larger than 5 square feet and does not permit the use of business names <br />or logos. The directional sign is intended more for traffic circulation. Therefore staff interprets <br />this request to be more of a monument/directional sign since there are both business names <br />and traffic direction. <br />33 <br />
