McCaslin Blvd. Koelbel and Company has a <br />longstanding vested interest in Centennial Valley as the master developer of the business park. <br />Our goal continues to be attracting major employers and quality retail tenants to the City of <br />Louisville. <br />Along with Louisville's support, we have been able to create an energetic retail environment at <br />459 S. McCaslin Blvd that has attracted many new restaurants, retail shops and retained <br />Starbucks within Louisville. The walkable retail base has been a significant draw for many of the <br />major employers that have located in Louisville. Therefore, we believe it is important for the <br />community to maintain a strong and attractive retail mix. <br />While new retail buildings are designed with a 45 ft to 60 ft bay depth, this redevelopment <br />presented a challenge in that the depth of the building is 90 ft. We were required to split the <br />building in order to successfully lease the seven retail spaces on the McCaslin facing side of the <br />building. This has left several spaces that do not have McCaslin frontage and have 30 ft bay <br />depths. We have had multiple deals fall apart due to the visibility regardless of concessions and <br />our significant reduction in rent. We currently have a letter of intent with a national retailer that <br />can compliment the existing retail uses and add an additional amenity to Louisville. The lease is <br />contingent on our ability to construct a directional sign that includes their logo and directs traffic <br />within the center to the west side of the building. <br />We would like to formally request a 3.5' x 6' directional sign within the median at the entrance <br />off McCaslin Blvd to provide identification for the retailers located on the back side of the <br />building.
