:v architecture <br />ID and consulting, p.c. <br />June 13, 2011 <br />City of Louisville Planning Department <br />749 Main Street <br />Louisville, CO 80027 <br />Letter of Request — Final PUD, Lots 8, 9, and 10, 13, and 14 Colorado Technological Center, <br />Filing 2, Replat A. <br />Buckeye Investments is seeking approval to build two buildings on five existing lots in the <br />southeast portion of the Colorado Technological Center. As part of the process, these lots will be <br />re- platted into two lots (one building on each). These Tots are bordered by 104th Street to the east, <br />CTC Boulevard to the west, and Boxelder Street to the North. All related off —site infrastructure is <br />currently in place. <br />Final PUD approval is being sought for a combined 313,290 s.f. of building area on 19.73 acres of <br />land. These buildings will house The Allen Company, a manufacturer and distributor of soft goods <br />serving outdoor enthusiasts and sportsmen. Their hours of operation are during the daytime (7:00 <br />to 5:00) Monday through Friday. <br />The Allen Company has currently outgrown their facility in Broomfield and finds the Colorado <br />Technological Center an ideal location for ongoing growth and expansion. They currently have <br />approximately 135 employees. <br />The 160,645 square foot building facing CTC Boulevard will consist of approximately 20,000 <br />square feet of office area and 140,645 of manufacturing space. The office portion will be spread <br />over two floors, with the manufacturing on a single story. The building will be 38' tall at its highest <br />point. Construction is to be rigid steel frame with concrete exterior walls. The building will have an <br />automatic fire sprinkling system throughout. The layout meets the setback and bulk requirements <br />of the IDDSG adopted by the City. We also believe it is in conformance with the architectural <br />design criteria set forth in that document. The truck loading areas are between the two buildings <br />and will be screened by the buildings from CTC Boulevard and 104th Streets and by landscaping <br />and screen walls from Boxelder Street. The building is being designed to allow for flexibility to be <br />divided into smaller lease areas and entry doors and associated sidewalks are proposed, not all of <br />which will be used at the outset. <br />We are seeking a parking deferral of approximately 45% of the spaces that would be required for <br />this building to be a "flex" building.
