<br />RESOLUTION NO. 35 <br />SERIES 1997 <br /> <br />A RESOLUTION APPROVING <br />A FINAL PUD DEVELOPMENT PLAN FOR THE PROPOSED COAL CREEK <br />MEDICAL CAMPUS, LOTS ONE THROUGH FOUR, WITH SPECIFIC APPROVAL <br />FOR DEVELOPMENT ON LOT ONE, AND APPROVING A FINAL REPLA T OF LOT <br />2, LOUISVILLE CAMPUS TO LOTS ONE THROUGH FOUR AND OUTLOT A OF <br />COAL CREEK MEDICAL CAMPUS SUBDIVISION <br /> <br />WHEREAS, there has been submitted to the Louisville City Council by the William <br />Feinberg Company a Final PUD Development Plan and Replat for the development of a four lot <br />medical office subdivision known as Coal Creek Medical Campus; and <br /> <br />WHEREAS, all materials related to the Final pun Development Plan and Replat have <br />been reviewed by City Staff and the Planning Commission and found in compliance with the <br />Louisville zoning ordinances, subdivision regulations, and related policies; and <br /> <br />WHEREAS, after a properly advertised public hearing concerning said Final pun <br />Development Plan and Final Replat, the Planning Commission recommended approval with <br />conditions to the City Council; and <br /> <br />WHEREAS, the City Council finds that said Final PUD Development Plan and Final <br />Replat for Lots One through Four of the Coal Creek Medical Campus should be approved, with <br />the following conditions: <br /> <br />1. That the parking lot pole light fixtures are reduced ifpossible to 175-watts, but may be <br />increased not to exceed 250 watts to insure safety and security of the site; <br /> <br />2. That the following note is added to the PUD: "The access movements shown on the PUD <br />may be subject to change. Future design or construction of the intersection of St. Andrews <br />and So. 88th Street is subject to change as determined in the discretion of the City; <br /> <br />3. That a note relating to exceptions to the maximum height requirements is modified to <br />eliminate antennae; <br /> <br />4 That the note regarding outdoor storage is eliminated from the PUD; <br /> <br />5 That either a masonry screen wall or evergreen landscaping are added along the south <br />building elevation to fully screen the mechanical units adjacent to the building; <br /> <br />6 That bike rack locations are identified for Lot One; and <br />
