PARKS & RECREATION <br />Memorandum <br />To:Planning Department <br />From:Parks & Recreation Department <br />Date:November 2, 2011 <br />Re:Steel Ranch South, Preliminary Plat & PUD <br />The Parks & Recreation Department has reviewed the Steel Ranch South Preliminary Plat & PUD <br />dated October21, 2011 and have the following comments: <br />1.Parks and Recreation requests the full acreagefor the public use land dedication be provided <br />adjacent to existing and proposed public land. Land is preferred over cash-in-lieu. The <br />Department is interested in converting Block 12 and Tract L to public land for use as a small <br />trailhead forthe Bullhead Gulch Open Space trail system. <br />2.Outlots 2, 4 and 5 should be considered part of the right-of-way and should not be calculated <br />as part of the public use land dedication.Parks & Recreation recommends that landscaped <br />traffic islands within the right-of-way be HOA maintained. <br />3.The developer should be responsible for installing public improvements on the public use land <br />dedications including, but not limited to trails, trailheads,signage, seeding, irrigation and <br />landscaping.Currently the trail planned for Lot 3A is labeled “BY OTHERS.” <br />4.For the trailhead proposed in lieu of Block 12 and Tract L, Parks & Recreation recommends a <br />rural, open space style trailhead with appropriate trail access, ADA compliance and a City <br />standard portable toilet enclosure. <br />5.Trail connections to the trail on Lot 3A are needed from Wagon Way through Tract O and also <br />at the Luke & Kalel intersection. <br />6.The potential PA 4A Entry Monument sign should not be placed on Outlot 3 since it’s public <br />land. <br />7.Parks & Recreation recommends parallel parking along the north side of Luke Street. <br />8.On Sheet 6, the Master Landscape Plan, please note the following revisions to the General <br />Notes: <br />a.Note #2 –LANDSCAPE PLANS ARE SCHEMATIC IN NATURE AND SUBJECT TO <br />MODIFICATION TO MEET THE DEVELOPER’S PROGRAM, CODE, BUDGET, OR <br />OTHER NECESSARY REQUIREMENTS. <br />Change to: LANDSCAPE PLANS ARE SCHEMATIC IN NATURE AND SUBJECT <br />TO MODIFICATION TO MEET CITY REQUIREMENTS, THE DEVELOPER’S <br />PROGRAM, OR OTHER NECESSARY REQUIREMENTS. <br /> <br />
