<br />. <br /> <br />. <br /> <br />Ordinance No.~~ContinuCd. <br /> <br />Page -2- <br /> <br />(3) The parking of one unoc:cupied mobile home in a side or <br />back yard is hereby permitted; provided that no living quarters <br />or business shall be maintained in such mobile homes, ;md provided <br />further that no mobile home shall be parked nearer than twcnty- <br />five feet to the right-or-way line of any public street abutting <br />a side or back yard; and <br /> <br />(4) A mobile home may be permitted to be parked or located <br />as the board of zoning adjustment of the City of Louisville, in its <br />discretion, may permit by way of an exception to the provisions <br />hereof, and/or to the applicable provisions of zoning regulations <br />of the City of Louisville upon application therefor, in any case where <br />the board determines that the application of this ordinance and/or <br />said zoning regulations results in all unreasonable hardship upon the <br />applicant. In the case of any such exception, there s11al1 be <br />substantial compliance \'Jitl1 the requirements of the health, zoning <br />and building regulations of the City of Louisville, as determined <br />by the board, with the advice of the inspection committee. In <br />granting any exception, the bo:ud of zoning adjustment may impose <br />such conditions as may be reasonably necessary to prevent or <br />mi"tigatc a:lY adverse effect on properties or residents in the vicini <br />of the mobile home or mobile home park. Such permit may be for <br />either a limited or an lmlimited periOd of time. In considering <br />ZC1Y such exception, the board shall follow the same procedure .:equired <br />for considering a non-conforming-use vari2.nce under said zoning <br />reguL:tions, provide.d tha~ in any case where a use variance is also <br />applied for as necessary, then the board shall follow the same <br />procedure in considering both matters as required for considering <br />a use varicn:lce wider the zor..ing ordinance.. <br /> <br />(c) Any existing individual mobile home parked on a private lot and <br />occupied as a "dwelling" on the effective date of this Code may continue <br />to be occupied, provided applicable health and safety regulations are <br />complied VJith. At such time as any individual mobile home existing <br />on the private lot on the effective date of this Code is removed from <br />such lot, no other 1710bile home shall be established on said lot viithout <br />co~pliance with sub-paragraph (b) (4) of this section. <br /> <br />(d) '1'':10 or more mobile homes parked and occupied on any plot of <br />ground shall consti tute a mobile hor:le park and all provisions of this <br />Code in l-egG<l'd to mobile hOfllC parks shall be complied ^Ch. <br /> <br />S!2CTW:i II: <br /> <br />All 01:ncr ordinc:nccs or parts of ordinances 01:" provisions <br />of the Municipal Code of the City of Louisville in conflict <br />with this ordinance are hereby repealed. <br />
