<br />RESOLUTION NO. 42 <br />SERIES 1997 <br /> <br />A RESOLUTION APPROVING <br />A FINAL PUD DEVELOPMENT PLAN <br />FOR LOTS 4 AND 5, BLOCK 2, <br />COLORADO TECH CENTER, FIRST FILING <br /> <br />WHEREAS, there has been submitted to the Louisville City Council by Edward Ladley, <br />a Final PUD Development Plan for Lots 4 & 5, Block 2 CTC Filing No.1; and <br /> <br />WHEREAS, all materials related to the Final PUD have been reviewed by City Staff and <br />the Planning Commission and found to be in compliance with the Louisville zoning ordinances, <br />subdivision regulations, and related policies; and <br /> <br />WHEREAS, after a properly advertised public hearing concerning said Final PUD, the <br />Planning Commission recommended to the City Council approval; and <br /> <br />WHEREAS, the City Council finds that said Final PUD Development Plan should be <br />approved, with the following conditions; and <br /> <br />1. That a Covenant Agreement holding these lots as one for drainage, zoning and building <br />permit purposes is recorded before the owner applies for a building permit; <br /> <br />2. That it is noted on the PUD that the ground sign, if illuminated, is lighted by ground <br />mounted direct lighting, with ground sign copy limited to individually mounted aluminum <br />letters indicating only the development name and building address; <br /> <br />3. That the site applicant provide fire hydrants either on or off-site to meet the Fire <br />Marshall's requirements, subject to Staff approval during the civil plan review process. <br /> <br />4. The applicant shall modify the PUD with the required signature blocks for the City and <br />County. <br /> <br />5. All mechanical, electrical, optical and electronic equipment attached to or mounted on the <br />building roof shall be set back from the roof edge as far as possible. In addition, the <br />equipment shall be painted the same color as the dominant building color, if the <br />equipment is self contained without exposed ductwork or process piping. If the equipment <br />is not self contained it shall be screened with screening material compatible with materials <br />and colors utilized on the building. <br />
