<br />(L) Reserve strips control ling access to streets are permitted only when the <br />control of such strips is given to the City. <br /> <br />(M) Reverse curves on arterials and col lectors shal I be joined by a tangent <br />at least one hundred feet (100') in length. <br /> <br />(N) At street intersections, property line corners shall be rounded by an <br />arc, the radius of which shal I not be less than fifteen (15) feet. <br /> <br />(0) Street, al ley and easement right-of-way widths, curves and grades shal I <br />meet the fol lowing standards unless otherwise approved by the City Engineer: <br /> <br /> Minimum <br /> Right-of-Way and Center line Maximum <br />(I) Classification Uti litv Easements Curve Rad i i Grade <br /> Local 60' 100' 8% <br /> Co II ector 80' 600' 6% <br /> Arterial 120' 850' 5% <br /> Ma rg i na 1 Access 40' 100' 6% <br /> Alley 30' 100' 8% <br /> <br />(2) Freeway standards shal I conform to the State of Colorado Highway <br />Standards. <br />(3) Minimum grade shal I be one-half (t) of one (I) per cent. <br />(4) Maximum grade through intersections shal I be four (4) per cent. <br />Said maximum grade shal I extend a minimum of fifty (50) feet each <br />direction from the centerline of the intersecting streets. <br /> <br />(P) Alleys, Easements and Fire Lanes. <br /> <br />(I) Alleys, open at both ends, shal I be provided in commercial and in- <br />dustrial areas, except that this requirement may be waived where <br />other provisions are made and approved for service access. <br />(2) If alleys are provided, they shal I be paved. <br />(3) Easements for uti I ities shal I be sixteen (16) feet wide, eight (8) <br />feet of which shal I be on each side of common rear lot I ines where <br />said lines abut. On perimeter rear lots, easement width shal I be <br />ten (10) feet or more. Side lot easements, where necessary, shal I <br />be at least five (5) feet in width. <br />(4) Where a sutrdivision is traversed by a water course, drainage way, <br />channel or stream, there shal I be provided a storm water easement <br />or drainage right-of-way conforming substantially with the lines <br />of such water course and such further width as may be required for <br />necessary flood control measures. The minimum requirements for <br />such easements shal I be based on a fifty (50) year flood and as <br />further described in the Denver Regional Counci I of Governments <br />Storm Drainage Manual. <br />(5) Fire lanes shal I be required where necessary to protect the area <br />during the period of development and when developed, an easement <br />therefore shal I be dedicated, be sixteen (16) feet in width, and <br />remain free of obstructions and provide access at al I times. <br /> <br />3-3 <br />
