[}J DEb ~ <br />();J j;;?- j{)' 71 <br /> <br />A RESOLUTION APPROVING <br />A FINAL PUD DEVELOPMENT PLAN Ptease.. ~ <br />FOR LOT 1, LOUISVILLE CAMPUS ~ <br />WELLSPRING AT LOUISVILLE ASSISTED LIVING ~ esotaJi,.tJ10 <br /> <br />RESOLUTION NO. 55 <br />SERIES 1997 <br /> <br />WHEREAS, there has been submitted to the Louisville City Council, a Final PUD <br />Development Plan by Wellspring at Louisville, LLC; and <br /> <br />WHEREAS, all materials related to the Final PUD have been reviewed by City Staff and <br />the Planning Commission and found to be in compliance with the Louisville zoning ordinances, <br />subdivision regulations, and related policies; and <br /> <br />WHEREAS, after a properly advertised public hearing concerning said Final PUD, the <br />Planning Commission recommended approval of the Final PUD to the City Council with 13 <br />conditions; and <br /> <br />WHEREAS, the City Council finds that said Final PUD Development Plan should be <br />approved, with the following conditions: <br /> <br />1. That the applicant execute a shared parking agreement with the Boulder Valley School District <br />to help accommodate overflow parking for special events prior to recording of the PUD, and <br />would be perpetual and non-exclusive; <br /> <br />2. Prior to recording of the PUD for Lot 1, a reciprocal easement agreement is recorded which <br />establishes the alignment of the cross access easement for Lot 1, and Outlot A on the Coal Creek <br />Medical Campus Subdivision, and which secures continued temporary emergency access across <br />Lot 1 for the benefit for Coal Creek Medical Campus Subdivision; <br /> <br />3. Prior to recording of the PUD for Lot 1, the applicant shall modify the PUD to grant <br />emergency access easement over Lot 1; <br /> <br />4. The PUD landscape plan shall be modified to correct language on General Note #1; <br /> <br />5. Delete BVSD directory sign from PUD site plan. <br /> <br />6. The PUD shall reflect required pedestrian and vehicular alignments as related to the cross <br />access easement. <br /> <br />7. The building setback from the north property line shall be increased to reflect a minimum of <br />20' feet. <br />
