<br />SECTION IX <br /> <br />9.1 Uses Permitted <br /> <br />(1) Any use permitted in the RI District is subject to all re0uire- <br /> <br />ments specified for such Rl District. <br /> <br />(2) Special developments (such as scientific~ research laboratories~ <br /> <br />planned industrial parks, designed shopping centers~ mobile home areas~ rec- <br /> <br />reational projects~ rest homes, and similar uses) which can be designed and <br /> <br />constructed to be compatible with surrounding residential development, provided <br /> <br />that no building, structure, or premises shall be used and no building or <br /> <br />structure shall be erected or altered for a use not otherwise permitted in the <br /> <br />Rl District, until and unless a site plan showing the location of proposed <br /> <br />buildings and other improvem2nts shall have been approved by the Planning <br /> <br />r . . <br />"omm1SS1on. <br /> <br />Before approvinf any such special development, the Planning Com- <br /> <br />mission shall find that the contemplated development will be of sustained <br /> <br />desirability end stability; that it will he in harmony with the character of <br /> <br />the surrounding neighborhood; that it will be consistent '.^lith the overall long <br /> <br />range ;1lans for the town; that it will not result in an over-intensive use of <br /> <br />land; that it will not result in undue traffic congestion or traffic hazards; <br /> <br />that the :)lans indicate that the development will be adequately l,mdscaped, <br /> <br />buffered, and screened; and that the special development will othenise pro- <br /> <br />mote the health, safety. and welfare of the Town. <br /> <br />SECTION X <br /> <br />Regulations specified in other sections of this ordinance shall be <br /> <br />subject to the fo llowing int~rpreta tions and exceptions: <br /> <br />10.1 Uses Permitted <br /> <br />(1) general ........in any zoning district Ixhere a buildinf. <br />structure, or use is enumerated, any other build- <br />i nf, structure, or use which is similar to those <br />enumerated and not more obnoxious or detrimental <br />to the area in which it is located, shall be <br />permitted. <br /> <br />-9- <br />
