Staff has had discussions with the <br />architect explaining this structure is an historical structure which design is <br />governed by the Downtown Handbook. I also explained how the demo process <br />works and what triggers a planned unit development (PUD). In my discussions <br />with the architect it appears they do not want to make any major improvements to <br />the exterior of the structure — most improvements would be interior. <br />One design element which has been discussed is the potential for an open <br />window on Main Street. We have not received a proposal yet so we can only <br />speculate they would want to remove the existing glass pane and replace with a <br />moveable pane. It is unknown whether the existing glass in the window is <br />original. <br />The Boulder County Assessor has the age of construction as 1917, and the <br />Assessor's card has the following photos from 1948: <br />1948 Assessor's Photo <br />
