CIVIL & STRUCTURAL ENGINEERING
February 6, 2012
Louisville Historic Commission
746 Main Street
Louisville, CO
Reference: 1201 LaFarge Ave
Louisville, CO
Pre - Filing Conference
Dear Committee Members,
Boulder
Denver
San Diego
Winter Park
Our firm is working with the Armstrong family to provide design assistance to their home at 1201 LaFarge Ave.
Built in 1910, it is required to undergo a historic review by your board.
The Armstrong family will be adding a 2 -story addition to the property that will fit within the Louisville Old Town
Overlay guidelines. The exterior of the current property has been extensively remodeled over the past decade
including new windows, siding, and new roofs over the front porch and back patio. (See attached sheet of current
images)
The previous owner of the property was Gary Beranek and his parents Carl and Julia Beranek purchased the house
in the early 1940's from Aldo and Josephine Negri. The Negri family moved to 1221 LaFarge after that. Prior to
the Negri Ownership, the property appears to follow the same history of 1221 LaFarge prepared by Bridget Bacon
in 2006 (Attached). "Lot 25" in the history references 1201 LaFarge Property.
The survey results from 1945 found at Boulder's Carnegie Library have provided our only photograph of the house
in an earlier condition so far. Although the house is mostly obscured by trees one can make out that the front
porch is a hip roof with double wood post columns supporting it over a knee -wall sheathed in shingles. The siding
is a 4" or 6" clap -board and there is some trim detailing visible around the windows that shows a sill that projects
further from the house than the casing. The survey is attached to this letter but the photograph is not very vivid.
The current owners are designing an addition complimentary to the style of the house from the 1940's photograph.
The front facade and North half of the house will likely remain intact and the addition will be located to the rear
and South of the house. The siding and windows of the existing house will be replaced to match. Included you
will find a working site plan showing the existing lot and options indicating the direction the design is going.
Please feel free to contact our office if you have any questions or if we may be of any further assistance regarding
these matters.
Sincerely,
Matthew K.
