He stated that he is <br />currently at a maximum for storage. He hopes to establish better customer service and <br />satisfaction, with the addition of waiting areas. <br /> <br />Eric Hartronft, Hartronft-Fauri, 801 Main Street, Louisville, CO, stated that he is the <br />architect for this project. He addressed the parking issue and stated that the parking <br />ordinance deals with erection of a new structure or enlargement within downtown area <br />and requires one parking space per 400 square feet of floor area. Hartronft stated that it <br />does not address uninhabitable space. He stated that the addition would provide more <br />storage and ADA compliant restrooms. He stated that it is his interpretation, and the <br />Planning Commission agreed, that the basement is existing space and therefore not <br />included in the requirement to provide parking spaces. <br /> <br />Hartronft addressed the lighting fixtures on top of the new addition, which provide <br />indirect lighting to the sidewalk, street, and accent the columns. He suggested that <br />condition number one should be revised to 40-watt incandescent foot-candles. Hartronft <br />addressed condition number two, which concerns detailing the type of rooftop <br />mechanical screening on the existing building, stating he was certain they could work <br />with Staff on the matter. <br /> <br />COUNCIL COMMENTS: <br /> <br />Sisk stated that property issues with the Arapahoe building owner should be resolved. He <br />suggested a quick-claim deed or something formalized between the two parties for <br />review by the City Attorney. <br /> <br />Sisk asked Hartronft why he thought the existing basement should be exempted. <br />Hartronft stated that his interpretation of the parking ordinance is that the basement <br />remodel is exempt. He suggested review of the ordinance. <br /> <br />Sisk voiced his opinion that the remodeled basement is new space and should meet the <br />parking space requirement. <br /> <br />Mayer stated that the parking ordinance was created to provide parking for additional <br />demands. The basement will not only add a cooler it will provide for a customer waiting <br /> <br />area. <br /> <br />Davidson stated that the purpose of the ordinance is to provide parking for additional <br />demands. He noted that storage spaces are being converted to customer spaces. <br />Davidson stressed that the intent of the ordinance was to provide parking spaces to be <br />paid by for businesses and not by taxpayers. <br /> <br />22 <br /> <br /> <br />
