8. Note private maintenance on the traffic island in Rocky Mountain Circle and adjacent right-of- <br />way. <br />9. Adjust the land dedication boundary and trail alignment in the northeast corner of Tract 2 to <br />preserve the existing Cottonwood Tree. <br />10. On Sheet C3 there is a detail related to Outlot B, however, I don’t believe Outlot B exists. <br />11. There is no mention of fencing improvements along the railroad and/or trail corridor. During <br />review of the Preliminary PUD, Parks & Recreation provided the following comment: <br />The Developer will be responsible for upgrading the fencing along the railroad corridor as <br />needed. Currently, the south end of the trail/railroad corridor is in need of fencing <br />improvements. The fencing will be owned and maintained by BNSF Railroad, so the work and <br />approved style of fencing should be coordinated with them. The City prefers smooth wire, <br />wildlife-friendly fencing. <br />12. On the Overall Utility Plan, Sheet C4, the irrigation pipe appears to end in the trail in the <br />southeast corner of the site. <br />13. Small shrubs planted among seeded areas should be placed in mulched beds or eliminated. <br />14. Narrow turf areas in the right-of-way will require subsurface irrigation if less than 10’ wide. <br />15. All species in the trail corridor shall be native. Parks & Recreation supports more shrubs to <br />increase diversity. <br />16. The private sign in the southeast corner of Parcel 2 is on City property. <br />17. On Sheet L6, clarify the following in the Plan Notes: <br />a. Irrigation on public outlots shall be a separate system and shall be compatible with the <br />City’s central irrigation system. <br />b. Since the Development is utilizing a private well, the City’s system will need to be <br />drawn from a public mainline. <br />c. Irrigation in the trail corridor shall be an in-ground temporary irrigation system. Sprays <br />may be abandoned and the drip may be permanenent. <br />18. On Sheet L6 under 5.2 Standards & Guidelines, note that deciduous trees need to be a <br />minimum 5’ from the edge of sidewalks or trails and deciduous trees need to be a minimum of <br />15’. <br />19. Provide steel edger around mulched beds. <br />20. Eliminate landscaping in the narrow, 28’ wide portion of the trail corridor to allow for best <br />mowing practices. <br />21.
