<br />RESOLUTION NO. 56 <br />SERIES 1996 <br /> <br />A RESOLUTION APPROVING <br />A FINAL PUD DEVELOPMENT PLAN FOR <br />KNOLLWOOD PARTNERSHIP LTD. <br />LOT 14, BLK 6, CTC <br /> <br />WHEREAS, there has been submitted to the Louisville City Council by Knollwood <br />Partnership LTD. a Final PUD Development Plan for Lot 14, Block 6, CTC; and <br /> <br />WHEREAS, all materials related to the Final PUD Development Plan have been reviewed <br />by City Staff and the Planning Commission and found to be in compliance with the Louisville <br />zoning ordinances, subdivision regulations, and related policies; and <br /> <br />WHEREAS, after a properly advertised public hearing concerning said Final PUD <br />Development Plan, the Planning Commission recommended to the City Council approval; and <br /> <br />WHEREAS, the City Council finds that said Final PUD Development Plan should be <br />approved, subject to the following condition: <br /> <br />1. That building permits will not be issued without adequate fire access to the north <br />building elevation or the provision for a sprinkler system; <br /> <br />2. That the building permit shall not be issued prior to the completion of utility <br />improvements and temporary road improvements for fire fighting and emergency access <br /> <br />3. That no certificate of occupancy will be issued until construction acceptance for the <br />Taylor Ave. road and utility improvements is granted by Public Works'. <br /> <br />4. That required sidewalk improvements be deferred, and that the applicant submit a <br />letter of credit in the amount of $20 dollars per linear foot for the sidewalk prior to the <br />issuance of a certificate of occupancy. <br /> <br />5. A certificate shall be added to the approved PUD for the Owner's signature. <br /> <br />6. The Kentucky Bluegrass be replaced with a Fescue mix. <br /> <br />NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of <br />Louisville, Colorado does hereby approve the Final PUD Development Plan for Knollwood <br />Partnership LTD. A copy of the Final PUD Development Plan is attached hereto. <br />
