Mr.ScottRobinson <br />Mr.SeanMcCartney <br />PlanningDepartment,CityofLouisville <br />749MainStreet <br />Louisville,CO80027 <br />10April,2012Re:OldLouisvilleInnPreservation/Rehabilitation&Addition <br />LandmarkingandHistoricGrantsAvailable <br />ScottandSean, <br />ThankyoufortakingtimetomeetwithGarrettMcCarthyandmyselfregardingthe <br />potentialforupgradingandrestoringtheOldLouisvilleInn.Aswediscussed,the <br />renovationandpreservationofthisstructureisaprojectthatGarretthasbeen <br />activelypursuingsincethedayheboughttheproperty,investingliterallyhundreds <br />ofthousandsofdollarsintotheimprovementstodate. <br />Asyouknow,weworkedwithGarrettin1999and2000onthedesignofanaddition <br />andrenovationprojectfortheexistingbuilding.ThePUDforthemodifications <br />whichwasapprovedin2000hassinceexpired.AsGarretthasindicatedtoyou,the <br />costsinherentintherenovationandadditionprojectwerebeyondthecapabilityof <br />hisbusiness,soinstead,hehascontinuedtomakeincrementalimprovementsto <br />thepropertytomaintainthestructureandkeephisbusinessviable.Obviously, <br />manyofthemajorissuesincludingstructural,electrical,mechanical,andcode <br />compliancearenotpossibletocorrectwithoutasignificantinvestment,andthe <br />incrementalmaintenanceinsomecasesisnotkeepingpacewiththedeterioration <br />ofthestructureandbuildingsystems. <br />AtthistimeweareassistingGarretttogainabetterunderstandingofthepotential <br />fundingavailablethroughtheCityhistoricgrantprogramandotherCityincentives, <br />aswellastohelphimwiththeFederalandStateHistoricPreservationTaxIncentive <br />programs.Garrett’sgoalistopreservethishistoricbuildingandtomake <br />improvementsthatwillensurethatitwillremainavitalpartofLouisville’shistoric <br />fabricformanyyearstocome.Thisisoneofaveryfewgreatexamplesof <br />Louisville’searlycommerceheritagewhichhassurvivedtopresentday. <br />Pleasereviewtheattachedpreliminaryinformationregardingtheproposed <br />improvementstothepropertyforthepreservationandrehabilitationoftheexisting <br />structureandthefunctionaladditionofsquarefootagetodealwithcodeissuesand <br />theviabilityofthisexistingbusiness.Wehaveidentifiedover$500,000in <br />constructioncostsnecessarytorehabilitatethestructureandprovidenecessary <br />additionalsquarefootage. <br />Wehavedoneacursoryreviewoftheexistingpropertywhileplanningforthe <br />renovationandadditionin2000,butclearlyanin-depthassessmentofthestructure <br />andbuildingsystemsisrequired.WeunderstandthattheHistoricPreservation <br />Fund(HPF)canbeutilizedforthis,aswellasforthequalifiedrenovationwork.Per <br />ResolutionNo.2,Series2012,Garrettwouldlikeaclarificationofthetotalfunding <br />availableforthisprojectpriortolandmarkingandincurringcostsforprofessional <br />servicesandotherbackgroundworkifthepreservationprojectscopeisoutofreach <br />
