Planning Commission <br />Staff Report <br />January 26, 2012 <br />ANALYSIS <br />The key areas of concern related to evaluating this proposal are related to established <br />yard and bulk standards, established public and private easements, and site drainage. <br />Yard and bulk standards in the Hillsborough West 1 Subdivision PUD and the <br />Residential Low Density – Zoning District of the LMC were used to evaluate the <br />proposal. <br />LOT AREA <br />Lot area refers to the total size of the property. The RL - District allows a minimum lot <br />area of 7,000 square feet. The proposed lot line adjustment will maintain appropriate <br />parcel size when compared to neighboring properties. The RL - District <br />allows maximum lot coverage of 30%, meaning an individual could build a house equal <br />to 30% of the lot’s total area. <br />The proposed lot line adjustment must ensure the existing structures meet existing lot <br />coverage requirements. The proposal will allow both properties the opportunity to <br />expand the buildings’ sizes in the future. The proposed lot line adjustment will only impact <br />the existing side setbacks. The resulting setbacks based on the proposed lot line <br />adjustment are allowed in the Hillsborough West 1 Subdivision PUD. <br />3 <br />
