M r .Scott Robinson Mr.SeanMcCartney <br />P lanningDepartment ,CityofLouisville 7 49MainStreet <br />L ouisville,CO80027 <br />1 0April,2012 Re:O ldLouisvilleInn Preservation/Re h abilitat ion&Addition LandmarkingandHistoricGrantsAvailable <br />S cottandSean , <br />T hankyoufortakingtimetomeetwit hGa rrett McCarthy andmyselfregardingthe potentialfor upgradingandrestoringtheOldLouisvilleInn.As wediscussed,the <br />renovationandpreservationofthisstructureisaproject thatGarretthasbeen <br />activelypursuing sincethedayheboughttheproperty,investingliterallyhundreds of thousandsofdollarsin tothe improvements todate . <br />Asyouknow,weworked with Garrett i n1999and2000 o nthe design of anaddition andrenovation project f or theexistingbuilding.T he PUDforthe modifications <br />which w a s approvedin2000 hassinceexpired.A sGarretthasindicatedtoyou,the costsinherent intherenovationandaddition project were beyondthecapabilityof hisbusiness ,s o instead,hehas continuedtomakeincrementalimprovementsto <br />thepropertytomaintainthestructureandkeephisbusinessviable.Obviously,manyofthemajorissuesincludingstructural,electrical,mechanical ,andcode <br />compliancearenotpossibletocorre ctwithoutasignificantinvestment ,andthe <br />incrementalmaintenanceinsomecasesisnotkeepingpacewiththedeterioration ofthestructure and buildingsystems . <br />A tthistime w eare assist ing Garrett t o gaina better understanding of thepotential fundingavailablethroughtheC i ty historicgrantprogramandotherC i ty incentives, <br />aswellastohelp him with the F ederalandStateHistoricPreservationTaxIncentive <br />programs.Garrett ’sgoalistopreservethishistoricbuildingandtomake improvementsthatwill e nsurethatit willremain avitalpartof Louisville ’s historic <br />fabric formany yearstocome.Thisis o neof a veryfew greatexample s of <br />Lou isville ’s early c ommerc e heritage whichhassurvivedtopresentday. <br />Pleasereviewtheattachedpreliminary informationregardingtheproposed <br />improvementstothepropertyforthepreservationandr ehabilitationoftheexisting structur eandthefunctionaladdition ofsquarefootage todealwithcodeissuesand <br />the viabilityof t hisexistingbusiness .Wehaveidentifiedover$500,000in constructioncostsnecessarytorehabilitatethestructure and providenecessary additionalsquarefootage. <br />Wehavedone acursoryreviewoftheexistingpropertywhileplanningforthe <br />renovation andaddition i n2000,butclearlyanin -depthassessmentofthes tructure <br />andbuildingsystemsisrequired.Weunderstandthatthe HistoricPreservation Fund (HPF)canbeutilizedforthis,aswellasforthequalifiedrenovationwork.Per <br />R esolution No.2,Series2012,G arrett wouldlikeaclarificationofthetotalfunding <br />availableforthisprojectpriortolandmarkingand i ncurringcostsfor professional services andotherbackgroundwork ifthe preservation projectscopeisoutofreach
