Planning Commission
Meeting Minutes
March 8, 2012
Page 5of 16
difficult to maintain their home. She stated the site would be a good place for senior
housing. It would also provide good access to services for the senior population.
Valarie Hackman, 2282 Crown Circle, stated she has watched the neighborhood
grow. She also sees the pros and cons of the project. She stated she understands
the need for apartments but does not support them on this corner nor at this density.
She does not want to have the area look like Boulder.
Cheryl Bentley, 2376 Paramount Court, stated she chose to live in Louisville for the
quality of life. She feels comfortable allowing her daughter to walk todowntown but is
concern that will change when we have more people.
ChristinaOstrom, 1328 Grant Avenue, stated she made the move from Lafayette to
Louisville because of bad changesin Lafayette. She asked why this project wouldbe
considered when it doesn’t fit.
Vicki Mandell King, 601 Lincoln, stated she is interested in the type of people this
project and area would attract. The younger people need diversity to live here and
this project has the potential to provide them the space and diversity.
John Berg, 2472 Franklin Avenue, stated he has yet to hear why the current zoning
of 127 units doesnot work on this site. He recommendskeeping the currentzoning,
lower the unit count to 127 and allow the units to be sold.
Leslie Ewy, 1022 Willow Place, spoke in favor of the project. The elevators will be
nice for the elderly to live here. The proximity to shopping is good. The diversity in
population will be good for the downtown part of Louisville.
Rich Channel, 1611 Circle Drive, expressedtwo concerns: deconstruction and then
construction and the management of the HOA.
Mary Nickerson, 2367 Senator Court, stated she does not understand how the
intended density can work for this property. She could support the project if it were 2
story buildings, 2 parking spaces per unit and the units were for sale.
John Leary, 1116 Lafarge Avenue, stated the proposed project does not comply with
the Comprehensive Plan. The Comp Plan is a land use document, not a zoning
document. The Planning Commission is legally bound to consider what is in the
Comp Plan.
Jerry Hackman, 2282 Crown Circle, discussed his concerns with using a height
comparison between this site and the Balfour location. The Balfour site is set down
from the highwayso the view is not as impacted. It does not affect the public view like
this project will do.
Michael Menaker, 1827 Chokecherry Drive, discussed the flyer which had been sent
out. He stated the flyer has been used to divide us, not to bring us together.
Commission questions of the staff and applicant:
Russell asked if the sidewalk along South Boulder Road and if it has a purpose for
the area.
Russ stated the sidewalk provides a bike path between Garfield and the railroad
tracks and will continue to provide the bikeway connection.
