Planning Commission <br />Meeting Minutes <br />February 9, 2012 <br />Page 9 of 14 <br />Moline asked if staff had received comments from BVSD. <br />Russ stated comments had been received from BVSD and stated Coal Creek <br />Elementary is underserved and BVSD stated “no problem” with the development. <br />Moline requested a color and zoning clarification on the Framework Map. <br />Russ stated the red color is the Community Commercial district. <br />Brauneis asked when the height guidelines were adopted in the LMC. <br />Robinson researched and found they were approved in 1966. <br />Brauneis inquired about the availability of ROW along Centennial Drive for parking <br />spaces. <br />Russ stated the ROW is available for parking spaces. <br />Russell stated there have been concerns with the deterioration of sales tax but the <br />City’s sales tax seems to be fine. Why is that? <br />Russ stated it is because of King Soopers. <br />Russell asked about other 50,000 SF footprint buildings similar in size in Louisville. <br />Russ stated the 50,000 SF footprint is a grocery retail space and typical floorplate for <br />office development.. <br />Pritchard asked how large the Albertson’s site is. <br />Russ stated approximately 40-50,000 SF. <br />Applicant Presentation: <br />Jim Loftus, Loftus Development, Inc., 2595 Canyon Blvd, Suite 200, Boulder, CO <br />stated he has been in Louisville for 17 years as a developer and Boulder County <br />resident for 25 years. He began looking at the Safeway site over a year ago. He <br />approached the City in the spring of 2011. He also discussed with Safeway there <br />feelings about a mixed use site instead of all retail. He stated they (Safeway) have <br />been supportive since the beginning. <br />Loftus continued with a discussion of the product with the following points: <br /> A rental product that is new to the area. <br /> More emphasis on 1-bedroom and studio. <br /> Elevators <br /> Covered parking <br /> Designed for the ‘Eco Boomers’ born in 80’s and 90’s <br /> Smaller living areas <br />o <br /> Larger common area <br />o <br /> High tech employees <br />o <br /> Do not want to be home owners. <br />o <br />Loftus continued by introducing his project support managers: Don Edrington, SRS <br />Broker; Andy Knudsen, Economics and Planning Systems; Howard Gerrelick, <br />Safeway representative; Mike Mulhern, project architect; and Liz Peterson, Mulhern <br />Group. <br /> <br />
