Planning Commission <br />Meeting Minutes <br />February 9, 2012 <br />Page 12 of 14 <br />overbuilding; what will be the impact on the schools; do we have enough fire <br />protection and the overall project does not fit the neighborhood. <br />Sid Vinall, 544 Leader Circle, 20 year Louisville resident and moved to Louisville to <br />retire. There are traffic issues based on other developments: Steel Ranch, North End <br />and now this development. He asked the Commissioners to keep this area <br />commercial and to keep Louisville a small town. <br />David Biener, 2364 McKinley Ave stated he does not believe the Coal Creek School <br />is underserved. There are currently 30 students with a maximum student count of 35. <br />Please keep in mind the Steel Ranch development will also add to the school <br />population. <br />Ashley Stolzmann, 370 S. Taft Ct. stated her opposition to the project. She stated the <br />traffic will continue to increase with the reported 2,100 extra trips per day. She <br />expressed a concern with the financial side because any services provided will be <br />spread out and stretches the existing levels. <br />Diane Woodard, 1939 Centennial Dr. confirmed she lives just to the north of the <br />proposed project. Her concerns include density, height and character issues. The <br />project does not feel like Louisville but Denver. She stated she does not understand <br />why the need to change the required standards. <br />Darlene Nahodyl, 2333 Dogwood Circle, expressed her concerns with the project. <br />She asks what the benefits are to Louisville. Louisville is the #1 small town and this <br />project is more like Denver or Lakewood. The height request is out of character and <br />the mechanical units will need to be hidden which will add to the height. Parking will <br />soon become a problem even with studio apartments because most couples will have <br />two cars. Access is also a concern with only two streets for all of the existing site <br />improvements. South Boulder Road is already very busy, why would we want to add <br />more traffic with this development. <br />John Guinther, 2263 Cliffrose Ln., a Louisville resident for 22 years, expressed <br />concerns for the traffic. He stated he used to be able to walk to the grocery now he <br />has to drive to either King Soopers or Albertson’s. He thinks there should be other <br />solutions to this site then this development. He does not see Louisville benefitting <br />from this project. <br />Tom Brasel, owner of Village Square Shops, stated his support of the project. <br />Safeway has been vacant for 20 months and he is also experiencing a higher <br />vacancy rate at Village Square Shops. He likes the sense of community and the <br />development will continue to enhance this community. He stated his tenants support <br />this project and are confident they will have a benefit from it. <br />Mark Sullivan, 3245 Lake Shore Dr., Longmont, CO, owner of Walgreens. He stated <br />the center is in need of support. He stated he is excited about the project and the <br />vitality it will bring to the area. <br />Jennifer Gamblin, 541 Centennial Dr. stated a concern for pedestrian safety and <br />additional traffic along South Boulder Road. <br /> <br />
