RESOLUTION NO.29 <br />SERIES 2011 <br />A RESOLUTION RECOMMENDING APPROVAL OF APRELIMINARY SUBDIVISION <br />PLAT AND PRELIMINARY PLANNED UNIT DEVELOPMENT (PUD) FOR AN <br />APPROXIMATE 17 ACRE PARCEL OF THE TAKODA SUBDIVISION. THE INTENT <br />OF THE REQUEST IS TO DEVELOP THE PROPERTY WITH A MAXIMUM OF 306 <br />RESIDENTIAL UNITS WITH A VARIETY OF HOUSING PRODUCTS (220-240 <br />APARTMENTS AND 60-70 TOWNHOMES OR DUPLEXES), CONSISTENT WITH <br />THE PARCEL’S GENERAL DEVELOPMENT PLAN <br />WHEREAS, <br />there has been submitted to the Louisville Planning Commission an <br />application for approval ofa preliminary subdivision plat and preliminary planned unit <br />development (PUD) for an approximate 17 acre parcel of the Takoda Subdivision. The <br />intent of the request is to develop the property with a maximum of306 residential units <br />with a variety of housing products (220-240 apartments and 60-70 townhomes or <br />duplexes), consistent with the parcel’s General Development Plan;and <br />WHEREAS, <br />the City Staff has reviewed the information submitted and found it to <br />comply with Louisville Municipal Code Sec. 16.12.030 and Sec. 17.28.170; and <br />WHEREAS, <br />after a duly noticed public hearing on December 8, 2011and <br />continued to January 12, 2012, where evidence and testimony were entered into the <br />record, including the findings in the Louisville Planning Commission Staff Reportsdated <br />December 8, 2011and January 12, 2012,thePlanning Commission finds the Steel <br />Ranch South Preliminary Subdivision Plat and Preliminary PUD Plan should be <br />approved with the following conditions: <br />1.The applicant shall continue to work with the Public Works Department on <br />alternative design considerations for intersection turning radii prior to the Final <br />Plat and PUD submittal. <br />2.The applicant shall continue to work with the Parks and Recreation Department <br />to finalize the public land dedication prior to Final Plat and PUD submittal. <br />3.The applicant shall continue to work with the Davidson Highline and Goodhue <br />Ditch companies on the required ditch easements and design. Final acceptance <br />of the easements will be required prior to final submittal. <br />NOW THEREFORE, BE IT RESOLVED <br />that the Planning Commission of the City of <br />Louisville, Colorado does hereby recommend approval of a Preliminary Subdivision Plat <br />and Preliminary PUD, Steel Ranch SouthSubdivision with the followingconditions: <br />1.The applicant shall continue to work with the Public Works Department on <br />alternative design considerations for intersection turning radii prior to the Final <br />Plat and PUD submittal. <br />2.The applicant shall continue to work with the Parks and Recreation Department to <br />finalize the public land dedication prior to Final Plat and PUD submittal. <br />3.The applicant shall continue to work with the Davidson Highline and Goodhue <br />Ditch companies on the required ditch easements and design.
