He wanted clarity on the <br />stabilization of the structure. <br />McCartney stated the structureis very stable, primarily due to the wood cribbing construction <br />and the fact the building is built in 5 sections. <br />Lewis asked about the grading issues regarding the grading. She asked if the soil had been <br />added or if the structure had sunk. <br />McCartney stated it is unknown as to why there is additional soil but it is evident the structure <br />has not sunk. Having the additional soil would give positive drainage to the structure. <br />Stewart asked whether the structure complies with the criteria regarding the restoration cost <br />based on deterioration. <br />McCartney stated the only evidence of neglect was two years ago there was a roofing issue <br />the owner was forced to correct. Otherwise there isn’t any direct effect of deterioration based <br />on neglect. <br />La Grave asked how many other demo projects come forward without a development plan. <br />McCartney stated he believed it was about a 50-50 split, but there aren’t any solid statistics <br />collected to back up this number. It is not a requirement. <br />Phil Irwin, applicant representative, came forward to answer questions. He stated the <br />demolition application is due to the liability of having the historical structure on the property and <br />they would more than likely recycle the materials.The current owners are not developers, they <br />are just wanting to move on. <br />Koertje – is the property currently on the market <br />Phil – yes it is. <br />Koertje – at this time there areno plans. <br />Phil – no. We have had people interested in the property but most are concerned on the <br />placement of the building on the property, as well as the proximity of the commercial storage <br />building to the south. <br />La Grave – how long has the property been on the market. <br />Phil – 18 month, almost two years. Low key marketing. We have been very cooperative with <br />the City on trying to figure out what to do with this structure. That was where the structural <br />assessment came from. There is no one stepping up to purchase this property while the <br />building stands as a liability. <br />
