Frank said that is up to the board if they want to interview other attorneys. You will want people who are <br />familiar with Housing Authority regulations, affordability covenants, tax credit issues, and government in <br />Colorado. Those things are critical, as it is a very different branch of real estate. <br />Rod excused himself from the discussion. <br />Heather said if the contract is over $15,000, we will need a Requisition for Qualifications or a Request for <br />Proposals. The contract is not anticipated to be over $15,000, so interviews will be fine. The Louisville <br />City Attorney can provide some names of other attorneys. <br />Jeremy said he can also provide some other names. Two recommendations are that they will need to <br />understand real estate and where the affordable housing components fit in, and local governments, <br />someone responsive, and someone who has time. These three party deals can be very long. <br />Terri said she thinks that if residents are looking at it, they may want someone that the city preferred. <br />Heather said she can bring some names to discuss or interview to the next board meeting, perhaps three <br />interviews; Rod and two others. We can do a subcommittee. <br />Frank said that you can do a subcommittee, with two board members who would officially interview and <br />make a recommendation to the board at the next meeting. <br />Colleen volunteered to be on the subcommittee. <br />Frank said BCHA has been absorbing legal costs by providing counsel. The attorney would be an expense <br />out of the LHA account. The hard work happens between the board, the commissioners, and the council. <br />Rod has the historical knowledge of all the properties, understands very quickly the pieces that would <br />save paying for additional legal time. Or you can go for a fresh set of eyes. The biggest work is the <br />vision and the commitment to permanent affordable housing in Louisville. If we agree on those <br />principles, have the public process and resident support, and our future well thought out, the transactional <br />pieces will fall behind that. <br />Jeremy said that it is important to get someone that understands creative transactions. <br />about the dollars and cents <br />Status of Lydia Morgan LIHTC partnership expiration <br />Jeremy said we are waiting for investment responses.
