Compared to <br /> <br /> <br />Balfour which is 35.6 per acre. <br />Height Reduction – eliminated eleven 4 story units or approximately 25% of <br /> <br /> <br />the project. <br />Unit reductions results in traffic count reduction – 100 trips per day. <br /> <br /> <br />Parking ratio was changed from 1.26 per unit to 1.4 per unit and added 21 on- <br /> <br /> <br />site visitor parking spaces. There is a total of 273 spaces and does not include <br />the 14 off-site and 50 retail spaces. <br />The proposed parking management plan includes a 2-hour limit and resident <br /> <br /> <br />cars will have a parking sticker. <br />Mulhern continued with a discussion of the risk factors to the development team as <br />follows: <br />Unit cost will increase approximately 9% <br /> <br /> <br />Fixed cost increase is approximately 9% per unit <br /> <br /> <br />Building cost amenity increase is approximately 9% per unit. <br /> <br /> <br />Commission Questions of the applicant: <br />Tengler asked Mulhern if parking had been added. <br />Mulhern stated the parking spaces increased from 240 spaces to 252 spaces. <br />Pritchard asked if rooftop mechanical units could be seen by pedestrians. <br />Mulhern stated they would not be visible at the pedestrian level. <br />Public Comment: <br />Lipton discussed the Public Comment time, requesting only those that have not <br />spoken at previous meetings to speak first and also include only new information. <br />Devona Sayler, 2253 Crown Circle, stated continued concerns with the project even <br />with the revised plan. She also stated the cost increase to the developer is not a <br />concern of hers and should not be a factor for the Commissioners to consider <br />regarding approval or disapproval. <br />Hale Landis, 2572 Evans Avenue, stated the project is not appropriate for the site. <br />He also does not support the removal of the commercial property because of the <br />sales tax. He stated he continues to have traffic concerns. He asked where the <br />residents will come from especially with the current vacancy rate. <br />Walt Oehlkers, 665 W. Juniper Court, stated the site does need to be redeveloped <br />and as a member of the Senior Advisory Board he would encourage the developer to <br />consider more senior appropriate housing, especially single story. <br />Donna Sorensen, 529 Centennial Drive, stated her concern with increased traffic, <br />especially during peak hours. She requested the Commission not approve the <br />project. <br />Rosalie Lynn, 817 W. Conifer Court, stated she is a member of the Senior Advisory <br />Board. She commented that Louisville has had a 29% growth change in the 55+ <br />population from 4,484 to 5,414 residents and 40% of the senior population finds it <br /> <br />
